The Home Seller’s AI Prompt Library (Copy & Paste)

These home seller AI prompts are designed to get real, usable answers out of ChatGPT, Gemini, or any AI tool you’re already using. Copy them directly, fill in the brackets with your details, and paste. Each section covers a different stage of your home sale.

One reminder before you start: AI tools are powerful writing and research assistants. They don’t have access to your MLS, your state’s specific contract laws, or your real-time local market. Use these prompts to prepare, write, and think — then verify anything financial or legal with a licensed professional.

Stage 1: Preparing Your Home to List

Getting your home ready before it hits the market is one of the highest-ROI things you can do. These prompts help you build a presale plan, think like a buyer, and get your paperwork in order.

Prompt 1 — Build Your Presale To-Do List

“I’m preparing to list my home for sale. It’s a [X]-bedroom, [X]-bathroom home built in [year], located in [city/state]. The home has [brief description of condition — e.g., original kitchen, updated bathrooms, newer roof]. Based on what buyers in the $[price range] market typically expect, give me a prioritized list of presale improvements and repairs I should consider, from highest ROI to lowest.”

When to use it: 60–90 days before you plan to list.

⚠️ Watch out for: AI may suggest upgrades that don’t make sense for your price point or market. Cross-reference with a local agent or contractor before spending money.

Prompt 2 — Think Like a Buyer Walking Through Your Home

“Act as a home buyer touring a [X]-bedroom, [X]-bathroom home priced at $[price] in [neighborhood/city]. The home has [list key features and any known issues]. What would concern you? What would impress you? What questions would you ask? What might make you walk away?”

When to use it: Before you finalize your listing strategy or decide what to repair.

⚠️ Watch out for: This gives you a useful perspective exercise, not a real buyer’s opinion. Your actual buyers may prioritize differently based on local demand.

Prompt 3 — Draft Your Seller’s Disclosure Narrative

“I need to write a seller’s disclosure narrative for my home. The known issues include [list any known defects, past repairs, or conditions — e.g., roof replaced in 2019, previous water intrusion in basement that has since been repaired, HVAC serviced annually]. Help me write a clear, factual, and transparent description of each item that I can include in my disclosure documents.”

When to use it: When preparing your disclosure paperwork before listing.

⚠️ Watch out for: Disclosure requirements vary by state. Never use AI output as your final disclosure document without reviewing it against your state’s specific legal requirements or having a transaction coordinator or attorney review it.

Stage 2: Listing & Marketing Your Home

Your listing is your first showing. These prompts help you write copy that attracts buyers, not just browsers.

Prompt 4 — Write Your MLS Listing Description

“Write a compelling MLS listing description for a [X]-bedroom, [X]-bathroom home in [city/neighborhood], [state]. Key features include [list 5–8 standout features — e.g., open floor plan, updated kitchen with quartz countertops, covered back patio, cul-de-sac location, top-rated schools]. The home is priced at $[price]. Tone should be warm and inviting. Keep it under 250 words and avoid clichés like ‘must see’ or ‘won’t last long.'”

When to use it: Before submitting your listing to the MLS.

⚠️ Watch out for: Edit the output carefully. AI may insert details you didn’t provide or use language that doesn’t match your home’s actual feel.

Prompt 5 — Write Social Media Captions for Your Listing

“Write 3 social media captions for a home listing I’m posting on Facebook and Instagram. The home is a [X]-bedroom, [X]-bathroom in [city], listed at $[price]. Highlights include [list 3–4 features]. One caption should be short and punchy (under 50 words), one should be conversational and story-like (100–150 words), and one should be benefit-focused and direct. Include a call to action in each.”

When to use it: When you’re ready to market your listing on social media.

⚠️ Watch out for: Always add the actual listing link or contact info — AI won’t know those details.

Prompt 6 — Write an Open House Announcement

“Write an open house announcement for [property address or description]. The open house is on [date] from [time] to [time]. The home is a [X]-bedroom, [X]-bathroom listed at $[price] in [neighborhood/city]. Highlight [2–3 key selling points]. Write one version for social media and one for email.”

When to use it: 5–7 days before your open house.

⚠️ Watch out for: Double-check all date, time, and address details in the final copy before posting.

Stage 3: Reviewing Offers & Negotiating

These prompts help you think through offers clearly and prepare responses before you’re in the middle of a live negotiation.

Prompt 7 — Analyze an Offer’s Terms

“I received an offer on my home. Here are the details: Offer price: $[X]. My asking price: $[X]. Earnest money: $[X]. Financing: [cash / conventional / FHA / VA]. Contingencies included: [list them — e.g., inspection, financing, appraisal]. Closing timeline: [X days]. Seller concessions requested: $[X]. Help me understand the strengths and weaknesses of this offer from a seller’s perspective.”

When to use it: As soon as you receive an offer, before responding.

⚠️ Watch out for: AI can help you think through the offer structure, but it doesn’t know your local market’s norms for earnest money, typical contingency timelines, or what a strong vs. weak offer looks like in your specific area.

Prompt 8 — Draft a Counteroffer Response

“I want to counter an offer on my home. The buyer offered $[X] with [list concessions or conditions]. I want to counter at $[X] and [describe your desired changes — e.g., remove the inspection contingency, shorten closing to 30 days, reduce seller concessions to $X]. Help me write a professional, firm but respectful counteroffer response I can share with the buyer or their agent.”

When to use it: When you’re ready to respond to an offer with different terms.

⚠️ Watch out for: This is for communication framing only. Your actual counteroffer must go through your state-compliant contract documents — not a written paragraph from AI.

Prompt 9 — Compare Multiple Offers Side-by-Side

“I have [X] offers on my home and need help comparing them. Here are the details: [Paste each offer’s key terms: price, financing type, contingencies, earnest money, closing date, concessions requested]. Summarize the pros and cons of each offer and give me a recommendation on which is strongest from a seller’s perspective, factoring in risk and net proceeds.”

When to use it: Any time you’re lucky enough to have multiple offers to evaluate.

⚠️ Watch out for: AI can’t calculate your actual net proceeds — it doesn’t know your payoff balance, HOA fees, or local closing costs. Use a net proceeds calculator for real numbers.

Stage 4: Under Contract & Closing

Once you’re under contract, the work isn’t done. These prompts help you stay organized and navigate the final stretch.

Prompt 10 — Build a Closing Checklist

“I just accepted an offer on my home and we’re targeting a closing date of [date]. The buyer is using [financing type]. Help me build a seller’s closing checklist that covers everything I need to do between now and closing — including inspection prep, appraisal, title, moving logistics, and final walkthrough.”

When to use it: The day you go under contract.

⚠️ Watch out for: Timelines and required steps vary by state and contract. Use this as a starting framework, then confirm specific deadlines with your transaction coordinator.

Prompt 11 — Prepare for Inspection Negotiations

“The buyer’s inspector flagged the following items on my home: [list inspection findings]. I want to understand which items I’m likely obligated to address, which are negotiable, and which I can reasonably push back on. Help me think through my options for responding to the buyer’s repair request.”

When to use it: After receiving the buyer’s inspection report and repair request.

⚠️ Watch out for: What sellers are “obligated” to fix is determined by your contract and state law — not AI. Always review your specific contract language or consult a transaction coordinator before responding.

Prompt 12 — Draft a Response to a Repair Request

“The buyer submitted a repair request asking for [describe requests — e.g., HVAC service, replacement of two electrical outlets, $3,000 credit for roof]. I’m willing to [describe what you’ll agree to and what you won’t]. Help me draft a professional written response to their repair request that is firm but keeps the deal moving forward.”

When to use it: When drafting your written response to the buyer’s post-inspection requests.

⚠️ Watch out for: This draft is for communication framing. The actual amendment to your contract must be handled through your state-compliant transaction documents.

A Note on What AI Can’t Do

These prompts will save you time, sharpen your marketing, and help you walk into negotiations better prepared. But they don’t replace MLS access, licensed transaction support, or state-specific legal guidance.

That’s exactly what Falaya provides. Real MLS exposure. Real transaction coordination. On-demand licensed support — without a traditional listing commission eating into your equity.
